Sevenoaks property market: the low down

It’s a funny old time for property in Sevenoaks, on one hand we have a massive housing development on the cards at the old West Kent Cold Storage site, on the other we have a seemingly stagnant market.

For those trying to get on the ladder for the first time, Sevenoaks is still pricey. Responding to us on Twitter, @Bobajobbob said: “I'm trying to buy but very little on market and much of what is on is hugely overpriced. Sellers need reality check.”

He went onto to explain that he was “looking in 7Oaks and surrounding villages. Very little on market and even fewer good houses @ my budget”.

Although house prices have dipped slightly since summer, the average asking price for a terraced house is £204,876* – nearly 13 times the average wage of a Sevenoaks office administrator, according to Payscale.com.

Even an average earning general manager on £36,973 would struggle without a large deposit or co-buyer.

First time buyers looking for a studio flat will need to find around £125,000, which will buy something like this pleasant place on St Johns Hill on the market through Your Move.

One bedroom flats start at around £135,000. For example, this lovely light conversion near the station, on the market through Kings.

A semi-detached family home sells for an average £273,707. For £275,000, you can get this versatile three-bedroom semi on Bradbourne Vale Road. There are three reception rooms, with the option of making one room a fourth bedroom or study.

At the top of the market, the average sold price of a detached home in Sevenoaks is £546,942 but the most expensive home we found in the area was far higher than this.

The gorgeous seven-bedroom Georgian mansion in its own land overlooking  Dunton Green has been on the market for months, perhaps the time is right to knock the eye-popping £4million price tag down a bit... Knight Frank is marketing it currently.
